Route 553 will traverse on the same routing as the existing local Route 53 between ARTIC train station and near South Coast Plaza. Unlike its local counterpart, this Bravo! service will have less bus stops providing Route 553 passengers with reduced travel time along the corridor. The Route 553 bus stops appear to be placed where there are connecting bus routes (usually major intersections) and at major destinations such as Mainplace Mall and Downtown Santa Ana. </p><p>Here are some details regarding the service characteristics: </p><p></p><ul style="text-align: left;"><li>In Service Hours - Weekdays (Monday - Friday) 6:00 AM - 6:00 PM </li><li>Frequency - Every 22 minutes</li></ul><div>Route 553 bus stops will also have the Bravo! bus stop sign and also new electronic signs showing real-time arrival information. </div><div><br /></div><div>According to OCTA's <a href="https://www.octa.net/Bus/Routes-and-Schedules/Specialty-Routes/Bravo-553/#overview">website</a>, battery electric buses will be used for Route 553. </div><div><br /></div><div>From OCTA's <a href="https://octa.legistar.com/View.ashx?M=E1&ID=952811&GUID=348ABAA8-C63E-4734-9309-92C1AAE4E1F4">Board Report</a>, as there are not enough bus drivers, starting the new Route 553 would need small reductions in service on the local Route 53. To the right (north) there are UCI Facilities (bottom right portion would be used as a temporary parking lot area), and the UCI Arboretum (portion of the area would be used for temporary laydown area). To the top (west) is the planned UCI Center for Child Health/Medical Office Building Project. To the bottom (east) is the San Joaquin Marsh Reserve and at the bottom there would be a 150 feet wetlands buffer zone between the marsh and the medical complex. Finally, to the left (south) is undeveloped land.<div><br /></div><div>The existing uses at the project site is mainly not developed, but to the right (north) there is a part of the UCI Support Service Facilities. To make way for the project, facilities such as existing storage containers, storage sheds, and trailers would be removed. Additionally, existing site infrastructure would also be removed.</div><div><br /></div><div>The University believes a new hospital complex is needed due to the anticipated increase in demand for health services, as well as, growth in its health academic programs. Projected growth in Orange County's population is 3.5 million people by 2023. The highest growth rate occurs in the City of Irvine. The structure is a relic to the real estate development boom prior to the Great Recession, while also a reminder of the aftermath from the Great Recession. Previous coverage of this project site can be found <a href="https://archives.developingoc.com/2015/03/an-update-on-stalled-projects-garden.html" target="_blank">here</a>. There was a previous attempt by LAB Holdings (Developer of the popular Anaheim Packing House) along with Brooks Street in constructing a <a href="https://archives.developingoc.com/2015/05/lotus-plaza-garden-grove-galleria.html" target="_blank">mixed use development</a>, but fell through. </p><p>After over ten years, AMG & Associates picked up the baton, and successfully started construction on the unfinished structure. Four different proposals were considered by the City, and through this reviewing process, Community Development Partners along with Mercy Housing Living Centers was selected based on their highest rated proposal. </p><p>Currently, the existing use at the 2.056 acre site is undeveloped. The proposed project would develop the site with two residential buildings that would range between three and four stories tall. Parts of the buildings that are nearest to the neighboring single family residences would be three stories tall. Additionally, 26 units will be reserved for permanent supportive housing for persons experiencing chronic homelessness. Out of the 26 units, ten units will be for transitional aged youth such as emancipated foster youth. Unit types ranges from 1 bedroom and 4 bedrooms, where 3 and 4 bedrooms will be for large families. The 1 and 2 bedroom units will be for permanent supportive housing. A rooftop deck is also planned. The six story parking structure would be located at the southeast corner of the project site with the main entry on Beach Bl. Much of the residential component would be located to the north of the parking structure and centered around the pool. </p><p>The developer is Bonanni Development and Architects Orange is the architect of record and design architect. The proposed additional commercial type includes: </p><p></p><ul style="text-align: left;"><li>Cat or Dog Cafe</li><li>Event Center/Banquet Hall</li><li>Personal Services - General (examples include: beauty salons, nail salons, art, music, and photography studios)</li><li>Beer, Wine, and/or Craft Spirit Tasting Room and Sales (does not include production or manufacturing of alcoholic beverages)</li><li>Pod Hotel or Hostel</li></ul><p></p><p>Anaheim GardenWalk has two proposed tenants that are currently outside of their business types: </p><p></p><ul style="text-align: left;"><li>Cat Cafe: 9 Lives for Mew<br /><br />The proposed tenant will collaborate with a local adoption/rescue agency to raise awareness, and to house cats that are available for adoption.
