A Closer Look at Proposed Town & Country Apartments and Townhomes in Orange

FF Realty III, LLC proposes apartments and townhomes (total of 727 residential units) at the existing approx 12 acre office park.


The approx. 12 acre project site is located in the City of Orange. The project site is bounded by Lawson Way, Town and Country Road, Memory Lane, and to the south of the site is Town & Country Manor (Not a part of project). The site currently has seven commercial buildings that are two stories tall and used as offices. As a part of the project, the developer proposes to demolish all seven buildings and in its place is proposed to have two apartment buildings and 74 townhome units.

The future Building A is adjacent to Lawson Way and will have 295 apartment units along with the following proposed unit breakdown:

  • Studio:  15 units
  • 1-bed:   158 units
  • 2-bed:   112 units
  • 3-bed:   10 units
Building A will have units wrap around the seven-level parking structure which will include a total of 535 vehicle parking spaces. 

Building B will be in the middle which will have a total of 358 apartment units along with the following proposed unit breakdown: 
  • Studio: 23 units
  • 1-bed:  197 units
  • 2-bed:  118 units
  • 3-bed:  20 units
Building B will also have units wrap around a seven-level parking structure with a total of 646 vehicle parking spaces. 

Lastly, to the right side of the project site, adjacent to Memory Lane, are the proposed 74 townhome units each to consist of three stories. The proposed unit type breakdown are as follows:
  • 2-bed: 25 units
  • 3-bed: 49 units
Each townhome unit will have individual attached garage.

The developer aims to complete the project in 2021 and the project is anticipated to take about 32 months to finish.
